Step 2 Property Search
Now we have a clear understanding of your requirements you will receive all properties that match your criteria.
Step 3 Mortgage
It is advisable to get an agreement in principle as early as possible. Our panel of Independent financial advisors have access to every mortgage on the market and can
find you the best deals and rates.

Step 4 Viewings
In order to secure a property we recommend an early viewing which can be arranged by either calling 08700 349 389 or online at www.thelowcostway.co.uk

Step 5 Making an offer
Once you’ve found a suitable home, we will deal with all negotiations and confirm any offer in writing.

Step 6 Solicitors
Once your offer has been accepted, a solicitor will be required to handle the legal work involved.
We have a panel of solicitors that are experts in property transactions who we would be happy to recommend.

Step 7 Sale agreed
Once your offer has been accepted, you will need to instruct your chosen solicitor to proceed. This is also the time to instruct your mortgage broker to proceed with the application and make arrangements for a survey.

Step 8 Searches and Surveys
Firstly a draft contract is drawn up by the seller’s solicitor and sent to your solicitor.
Your solicitor will then request the necessary searches or will use the information provided in the sellers Home Information Pack.
The mortgage lender will instruct a surveyor to carry out a survey to identify any structural problems and advise on the property value.

Step 9 Contract approval and mortgage offer
Contract approval
Once the searches and enquiries are back and satisfactory, the draft contract is approved.
Formal Mortgage Offer
This document will be sent to your solicitor by the mortgage lender once for you to sign. Once signed, your mortgage is in place ready for exchange of contracts.
Step 10 Exchange of contracts
The solicitors will arrange for the contract to be signed by you and the seller.
Once the contract have been signed and deposit paid (usually 10% of the purchase price) contracts can be exchanged with a completion date set.
Step 11 Completion
Legal completion is generally set a few days or weeks after the contracts have exchanged with residual monies being transferred from your solicitor to the seller’s solicitors.
You are now the legal owner of your new home!
